Commissions are the biggest cost most hosts never see on a bill: the platform simply pays out less. In the last twelve months all three big platforms changed how much they keep. Here is where things stand in October 2026, and what it means for the money that actually reaches you.

Airbnb: a single fee of about 15.5%

For most of its history Airbnb split its fee: the host paid around 3% and the guest paid a separate service fee on top. From late 2025 Airbnb moved hosts in waves to a single host-only fee, which is 15.5% for most hosts (16% in Brazil and Mexico). The guest no longer sees a separate service fee, but you now carry the whole cost. If you did not raise your prices when you switched, your payout dropped.

Booking.com: around 15%, sometimes more

Booking.com charges a commission that is typically around 15%, with a range of roughly 10% to 25% depending on the market and on the visibility programmes you join. If you let Booking.com handle guest payments, a payment processing charge is added on top.

Vrbo: a flat 12% from 29 October 2026

Vrbo is moving all hosts worldwide to a flat 12% commission from 29 October 2026. It replaces a mix of models: about 5% for hosts connected through software, about 8% for pay-per-booking hosts, and annual subscriptions. For many hosts that is a significant increase.

What it means for a €1,000 stay

  • Airbnb: about €155 to the platform.
  • Booking.com: about €150, plus payment processing if applicable.
  • Vrbo (from 29 October 2026): €120.
  • Direct booking: only the cost of taking the payment, usually a small percentage plus a fixed fee per card transaction.

On a property earning €30,000 a year through platforms, the difference between 15% and almost nothing is several thousand euros.

Direct bookings: where they make sense

You will not replace the platforms, and you should not try: they bring most new guests. But some guests are easy to win directly:

  • Returning guests, who already know and trust you.
  • Guests who find you on Google, social media or your own website.
  • Longer stays, where the commission on a single booking is largest.

Respect each platform's rules: Airbnb, for example, does not allow you to steer a guest who contacted you on Airbnb to book outside it. Direct bookings come from your own channels.

What a direct booking page needs

Real-time availability: that matches your other calendars.

Clear prices: , ideally the same logic as your dynamic pricing.

A request to book: , so you confirm each reservation before it is final.

Your branding: , and a link you can share or embed in your website.

How EasyRentFlow helps

  • A direct booking page for each property, with your logo and colours, live availability and your dynamic prices. Guests send a request, you confirm.
  • A booking widget to embed the same form in your own website.
  • Commissions per portal, set per property, so every booking shows what the platform kept and what reached you.
  • "Saved from Direct Bookings" in Analytics: the commission you did not pay because the guest booked with you.
